How does it differ from normal sales methods?
The Rapid Results Real Estate Sales Program provides both sellers and buyers the best of both worlds when sellling and buying real estate. Sellers receive multiple offers from qualified buyers in the shortest time. Buyers have access to excellent properties and a full range of legal, title, and mortgage services at low cost. The needs of each party is taken into account in order to bring about a sale quickly and efficiently, saving time and money. Many of the Program's features are completely different than those utilized in conventional real estate selling.
Is my real estate agent involved?
Real estate professionals participate in the Program, and share a role in its implementation. Realtors® typically have firsthand knowledge of the property and community, in combination with personal skills in communicating with prospective buyers. Realtors® are also instrumental in showing the property on designated inspection days.
Is there an entry fee?
The Rapid Results™ Real Estate Sales Program is a fee-based program. The fee is paid by the seller when the property is accepted into the Program, which is based on the market coverage area. In the NY Metro area, for example, the fee is $5,000. Call our office for specifics regarding your property and area.
Do sellers pay broker commissions?
Sellers will pay normal broker commissions to the listing broker. This commission will generally be 6% of the offer price accepted by the seller at the sale event, or any price accepted by seller while the property is covered by our sales agreement..
Can buyers inspect the property in advance?
Properties entered into the Program are given a timeline of events in which proscribed sequences of events occur. Inspection dates and times are established and published on our web site and in media announcements so that buyers can perform their due diligence as they deem necessary. Buyers can make special appointments to inspect the property by calling our office in advance.
What about the title?
Estates On Line engages the most experienced title companies to thoroughly research the properties' title records. Buyers are assured clear insurable title by research of municipal reports, liens and judgments, taxes, covenants, restrictions, easements, agreements, bankruptcies, code violations, open permits and c of o's. The title report is contained in the offering package, which is submitted to buyers upon registration and payment of deposit. Contact us to learn how to register as a buyer.
Are buyers financially qualified?
Estates On Line works with lenders and mortgage brokers who can advise prospective buyers as to their best financing options for the properties in the Program. Because the Rapid Results™ Program is time-sensitive, mortgage professionals we work with are aware that applications must be processed speedily in order to qualify the buyer well before the sales event. Sellers participating in the program have assurance that buyers are fully prepared to close on the property.
Can buyers obtain a survey?
The survey of the property will always be included in the offering package that buyers receive upon registration. In some cases it will be included in listing, in the on-line sale catalogue. The survey can also be faxed to interested parties who contact Estates On Line by phone or email.
What about the sales contract?

Buyers and their attorneys can review the Sales Contract, as approved by seller's attorney. Any modifications can be requested on an individual basis and in a timely manner. If a contract is specifically amended between seller and an individual buyer by mutual agreement, it will govern the sale if that buyer submits the accepted offer.

Is this an auction?
Properties are entered into the Rapid Results™ Program by sellers who serious in having their property sold. An important aspect of the Program that sets it apart from conventional real estate sales is that it is time-sensitive. The auction process is utilized in the sale event as it conveys a sense of the "here and now". Buyers realize that they won't have another opportunity. However, the Rapid Results™ Program utilizes many features and services that set it apart from an auction. Also, properties may well be sold prior to the day of the sale event, so while there are auction services included in the Program, its other features set it well apart from an auction.
What other differences are there?
The combination of professional services, tools, and promotion accorded to properties in the Rapid Results™ Program make them not only stand out from others in the marketplace, but also instill confindence in buyers by providing all logistical, legal, and financial support to facilitate a decisive purchase decision. Far more money is devoted to the marketing for properties in the program. enabling larger ads, more and different media channels, and more robust and advanced web presentation. The Program assures blanket coverage and participation by a larger audience - all in a compressed timeframe.
Can a property be withdrawn from the Program?
Once a property is entered into the program, many steps are put into motion - all with the goal of selling the property quickly. The Program's superior advantages can serve to elicit an offer in the very short term that is attractive to the seller, who may then choose to withdraw the property from the sale event. As this is not an auction, the Program has accomplished its purpose to the seller's satisfaction. Sellers may withdraw a property for this or other reasons. A fee will be charged the seller as stated in the Estates On Line Rapid Results™ marketing agreement.
How can I list a property in the Program?
The first step is to list the property on this website. Sellers who have their property listed with a Realtor® can do so through their listing Realtor®. (Realtors not familar with the Program should contact us). The Program is designed with the active participation of Realtors®, who share in its success. If you do not have a Realtor®, you can contact Estates On Line directly by phone ( 516-495-7919 ) or use the contact form on this page.
Can buyers make an offer before the sale event?
It is common for offers to be made on properties listed in the program. All offers are considered and may be accepted, whereby the property is deemed sold. See the faq concerning withdrawing a property from the Program.
Do buyers need to attend the sale event?
Rapid Results™ sales events are broadcast live on the internet. Our high-quality broadcast gives the feeling of being in the room. Anyone can register to view the event, in real time, as it unfolds, on their computer. For buyers who have registered to purchase a property, a telephone link will be established between the buyer and a bidding proxy (real person) in the sales room. Buyers can view the sales event in their home or office, and make their offers and modified offers, over the phone, where it is immediately factored into the selling process, along with offers by other buyers who are physically present. Estates On Line utilizes the most advanced broadcast technology so that viewers are made to feel as if they are actively inside the sales room.
I'm a Realtor® - how does this benefit me?
The Rapid Results™ Real Estate Sales Program gives Realtors® a powerful new selling tool to offer their clients. Realtors® can expect to earn a commission equal to that in a typical, negotiated co-brokered transaction, but in a far shorter timeframe. Because Realtors® can offer their clients a time-advantaged sales window, it is an additional service to offer clients who are serious about getting their property sold quickly and at the highest price. Realtors® no longer need lose a client whose patience has been tested. Realtors® should contact us to become more informed about this important Program.
